Why you must know mailboxes regulation in owners' community?
We begin with a key question: is a problem to be not able to receive postal mail? Absolutely. Not having a mailbox a one that is not visible or poorly labeled will block the communications reception. Bare in mind that there are comunications that arrive only by post such as: registered letter, bureaufax or any administrative notification. It is also compulsory to have an individual mailbox.
Below we list the main points of the mailbox regulations:
1. Visibility: mailboxes must be in a luminous place and well anchored to the wall or floor.
2. Signage: your mailbox must be marked with the capital letter 'C' which must be located in the upper left area.
3. Distribution: there must be a number of mailboxes eqivalent to the number of existing dwellings and premises, counting from left to right and from top to bottom, ordered by stairs, floors and doors and identified with the names and surnames of the residents of the dwelling or the name of the premises.
4. Valid address indications: the main road classes are: streets, avenues, squares, promenades, passages and police numbers.
5. Labelling: can be carried out using durable plastic self-adhesive labels.
6. Placement: mailboxes must be in a common area with access to the street so that the postman can deposit the correspondence. Moreover, to access the mailboxes the doorman will only have to cross a door where the mailboxes will be.
7. Height: it is defined by the distance between the lowest and highest mailboxes. The minimum distance between the floor and the first line of boxes must be 60 cm. and the maximum with the block of mailboxes, with respect to the floor, 170 cm.
These are the essential points of the regulation. Although a mailbox is considered a 'common element', each owner will have an exclusive use of his corresponding locker within the set of mailboxes, making each receptacle a "private element".
It is also important to bear in mind an element that is not minor: How is correspondence distributed according to the type of block? You can find out here.
What obligations does the Post Office establish for the Communities of Property Owners?
1. To install mailboxes in the neighbourhood communities: all the owners of the property must have one, so the Community must cover the costs of its installation.
2. To pay new mailboxes installation: these are considered a common element, all the repairs that affect the whole. On the other hand, when the damage occurs in the individual mailbox, it should be the owner of the same who takes charge of the repair.
3. To repair possible damages that affect the mailboxes: the repair must be approved by the Owners' Community in Meeting as a 'non-urgent' repair. In the event that the President is empowered to authorise minor expenses, either in the Owners' Meeting or in the Community statutes, provided that the repair does not exceed the assigned limit, it shall not be necessary to gather community for its approval.
